Every service below is executed through a TNeGA-authorized e-Sevai centre in Tamil Nadu. We handle the preparation, coordination and updates; the centre and the relevant government offices carry out the official work.

If you're unsure which of these applies to your situation, don't guess. Describe it in plain words and we'll tell you which service you need. Working that out costs nothing.

Patta and chitta transfer

Patta is the land ownership record held by the Revenue Department; chitta records the land's classification and extent. When property changes hands through sale, inheritance or gift, the patta must be updated into the new owner's name. Until it is, the record still points at the previous owner — which causes problems for any future sale, loan or dispute.

Who this is for

NRIs who inherited land and never updated the record, or who bought property where the patta transfer was never completed.

What we prepare in advance

  • Retrieve the current patta and chitta records and verify them against your deed
  • Identify discrepancies — name mismatches, extent errors, survey number issues — before you travel
  • Compile and check the supporting documents
  • Prepare and submit the transfer application

Requires you in person

Your trip
  • Typically nothing, where the underlying transfer is already registered and the record is being brought into line with it
  • Appearance or signature at the Revenue office, where it is asked for

When you need an advocate instead

We refer you
  • Ownership itself is disputed, or another party claims the same land
  • The chain of title has a gap that the records cannot resolve

Power of Attorney, drafted and registered in Tamil Nadu

A registered Power of Attorney authorizes someone in India to act on your behalf for specified property matters. Done properly, it can significantly reduce — and in some cases eliminate — the need for you to travel.

Why this one matters most

A Power of Attorney has to be drafted for your specific purpose and properly executed and registered to be accepted by a sub-registrar. A poorly drafted or unregistered document gets rejected, often at the counter, after you have already relied on it.

Who this is for

NRIs who cannot travel, or who want a trusted family member in India able to act on property matters going forward.

What we prepare

  • Draft the Power of Attorney scoped to your actual purpose, not a generic template
  • Set out the execution and attestation steps required from your side abroad
  • Coordinate registration at the relevant sub-registrar office in Tamil Nadu

Requires you in person

Your trip
  • Attestation before a notary or the Indian consulate in the country where you live
  • Nothing in Tamil Nadu in most cases — removing that trip is the point of the instrument

When you need an advocate instead

We refer you
  • The authority is intended to cover a contested matter or live litigation
  • The scope needs to withstand challenge from other family members

Whether a Power of Attorney removes the trip entirely depends on what it must cover. We tell you honestly if it does not.

Succession certificate and legal heirship

When a property owner dies without a will, the legal heirs need documentation establishing their entitlement before the property can be transferred, sold or divided. Depending on the situation this may be a legal heir certificate, a succession certificate, or both.

Who this is for

NRI families dealing with inherited property where the paperwork was never completed after a parent or relative passed away — often years ago.

What we prepare in advance

  • Assess which document your situation actually requires
  • Compile heirship documentation and supporting records
  • Prepare and file the application
  • Coordinate follow-up through processing

Requires you in person

Your trip
  • Verification at the Revenue office, where the Tahsildar requires the applicant
  • Court appearance where a succession certificate is sought, unless you are represented

When you need an advocate instead

We refer you
  • A succession certificate through the civil court — that is court work, and we say so
  • Heirs disagree, an heir cannot be traced, or a will is being contested

This service varies more than any other. The assessment tells you which route your case actually needs before anything is charged.

Property registration support

End-to-end coordination for a property sale or purchase registration — the document preparation, verification and scheduling that surrounds the registration appointment itself.

Who this is for

NRIs buying or selling property in Tamil Nadu who want the groundwork done and verified before they arrive.

What we prepare in advance

  • Retrieve the encumbrance certificate and check the title history
  • Verify land records against the documents in hand
  • Coordinate sale deed drafting
  • Calculate stamp duty and registration fees so there are no surprises
  • Book the sub-registrar appointment around your travel dates

If you are selling

NRI property sales carry tax deducted at source and capital gains obligations that can be substantial, and the rules differ from those for resident sellers. We don't advise on tax — but we will flag it early and can refer you to a chartered accountant, rather than letting you discover it at the wrong moment.

  • Appearance before the sub-registrar for registration
  • Biometric and photograph capture where it is mandated
  • Signature on the instrument, unless completed through a registered Power of Attorney

When you need an advocate instead

We refer you
  • A title defect or encumbrance that needs a legal opinion
  • Any dispute over the property, its extent or its boundaries
  • Tax questions — capital gains, TDS or repatriation need a qualified professional

Registration is the step that genuinely needs you. Everything leading to it does not.

How we quote

We do not publish per-service prices, because the work behind the same certificate varies — a clean record and a forty-year-old one with a name mismatch are not the same job, and a flat number would be wrong for one of them.

Instead: tell us what you need, we assess it, and you get a written scope, timeline and fixed price before anything is charged. The assessment costs nothing, and if your case cannot be done, or needs an advocate rather than us, we say so and you pay nothing.

Government fees, stamp duty and registration charges are separate from our fee and passed through at exactly what the authority charges. Both figures appear in your quote, itemised. This is set out in full in the terms.
